Renters are likely feeling a little less pressure this month as a recent report has found that the city has seen among the most significant declines in Canada for monthly rents from the same period last year. In Calgary, it found the average rent in April for a one-bedroom suite was $1,650 a month, down nearly 10 per cent from April in 2024. It also noted that the rental cost was flat from this past March.

For two-bedroom suites, the average price fell about five per cent year over year to $1,990, and marginally down month over month from March.

The decline for a one-bedroom was the largest among all markets tracked by the report, followed by Kingston at nearly eight per cent and Toronto at about six per cent.

The report further highlighted that Vancouver remains the most costly rental market in Canada. There, the average rent for a one-bedroom suite in April was $2,500 a month, a year-over-year decrease of about two per cent. The average rent for a two-bedroom suite dropped about one per cent to $3,450.

The markets with the most sizable jumps, percentage-wise, in Canada were Saskatoon, Regina, Barrie, Ont., and Winnipeg.

Saskatoon saw its average rent for a one-bedroom grow nearly six per cent year over year to $1,300. The average monthly rent for a two-bedroom was $1,500 in April, up about one per cent.

Only Regina had less costly average monthly rents. A one-bedroom average rent was $1,240 in April, up about five per cent, and $1,460 for a two-bedroom, up about three per cent.
