With more than 7,000 acres with 3,000 feet of elevation gain, the buyers could build their own private ski paradise.
“I think it would be more of a snowcat/backcountry thing, like, friends and family and guests more than a potential public ski resort, right?” said Tim Anderson, the property’s broker through the Montana-based Swan Land Company. “It certainly gets a lot of snow, and there’s a strong winter component up there.”

If that seems like too much effort, though, the Morgan County property is located an hour from fivepublic ski resorts: Deer Valley Resort, Park City Mountain, Powder Mountain, Nordic Valley and Snowbasin.
It’s also near “dozens” of golf courses, a few miles from water skiing and paddleboarding at East Canyon Reservoir and has trout fishing and big game hunting right outside the door of the 6,537-square-foot main house.
It’s for that reason, Anderson said, the property is worth its $72.5 million price tag.
“I’m sure you could buy a home like that in a number of different locations — you know, in Deer Valley or Park City — but that setting [in Morgan County] really can’t be reproduced, right?” said Anderson, who is co-listing the property with Salt Lake City-based broker Sam Sanders. “And I think that’s the piece that’s really enchanting. And then you tie it into an additional 7,000 acres in your backyard, and it just becomes an opportunity that is unlike anything else that’s out there.”

A property located across State Highway 66 is for sale for $19.95 million. It includes two undeveloped home sites on 5,000 acres, though the majority of the land is under a conservation easement.
If the Sheep Creek Canyon Ranch sells for its asking price, it will beat the state record for a single-family home by more than $10 million. A property adjacent to Deer Valley that has its own bowling alley, climbing wall, infinity pool and tracked gondola — and which also served as the location for the recently released film “Mountainhead,” starring Steve Carell and Jason Schwartzman — set the bar in Utah when it sold late last year.
It was listed for $65 million and, according to the Wall Street Journal, sold for just under $60 million.
Anderson said the seller wasn’t looking to hold the record. Rather, he pointed to the amenities that he said make the property one-of-a-kind.
In addition to the main house, the property boasts a 2,640-square-foot speakeasy, equestrian facilities and a backcountry tented camp — complete with a hot tub — that can be used on hunting expeditions. It’s across State Highway 66 from the 3,600-acre East Canyon Recreation Area and just west of the Hardscrabble Cooperative Wildlife Management Unit. It’s also located an hour’s drive from downtown Salt Lake City.

The clincher, Anderson said, is the nearly four miles of river and creeks that run through the property. He called them “magical.”
“Above and beyond anything else, it really is that live water component,” he said. “Utah is such a relatively arid state that anytime there’s fresh water resources, I think they, they really elevate a place.”
